These Terms & Conditions apply to bookings made directly with Zelar Properties Ltd through our website or other direct booking channels.
By making a booking with us, you agree to these Terms & Conditions.
- Bookings
A booking is confirmed once we have received the required payment and issued a booking confirmation.
The person making the booking must be at least 18 years old and is responsible for providing accurate
information and ensuring that all guests comply with these Terms & Conditions.
We reserve the right to decline or cancel a booking where information provided is inaccurate, fraudulent or where there is a legitimate reason to believe the accommodation may be misused. - Payment
The total price of your booking will be shown before you complete your booking.
Payment must be made in accordance with the payment terms provided at the time of booking.
Your booking may be cancelled if required payment is not received by the applicable deadline. - Cancellation and Changes
Cancellations and booking changes are subject to our Cancellation Policy.
Please review the Cancellation Policy before making your booking. - Check-In and Check-Out
Check-in and check-out times will be provided in your booking confirmation or pre-arrival information.
Guests must follow the check-in and check-out instructions provided.
Where self check-in is available, guests are responsible for following the instructions provided and keeping
any access codes, keys or other access arrangements secure. - Number of Guests
Only the number of guests stated on the booking may stay at the property unless we have agreed otherwise in advance.
Guests must not exceed the property’s stated maximum occupancy.
If additional or unauthorised guests stay at the property without our prior agreement, we may require them to leave and may charge additional costs where applicable. - Property Care
Guests are expected to treat the property, furnishings, appliances and contents with reasonable care.
The property must be left in a reasonably clean and tidy condition at the end of the stay.
Guests must report any significant damage, breakages or maintenance issues to us as soon as reasonably possible.
Guests may be responsible for the reasonable cost of repairing or replacing items damaged beyond normal wear and tear as a result of their actions or the actions of members of their party. - Security Deposit / Pre-Authorisation
A £350 pre-authorisation hold may be placed on your payment card before or during your stay as security against damage or other charges arising from the booking. No money is collected unless a charge is required. The pre-authorisation will be released within 7 days of check-out, provided the apartment is left in a reasonable condition and there are no applicable charges. - Prohibited Activities
Unless expressly agreed otherwise, guests must not:
Hold parties or events at the property.
Cause excessive noise or disturbance.
Use the property for unlawful purposes.
Smoke or vape inside the property.
Bring pets into the property where pets are not permitted.
Make alterations to the property or its contents.
Allow unauthorised people to stay at the property.
We reserve the right to terminate a stay where serious or repeated breaches of these requirements occur. - Noise and Neighbours
Guests must respect neighbours and the local community.
Excessive noise, particularly during late-night or early-morning hours, is not permitted.
Where a property is located within a residential building or development, guests must comply with any
applicable building or communal-area rules. - Maintenance and Access
From time to time, we or our authorised contractors may need reasonable access to the property to carry out essential maintenance, repairs, inspections or other necessary work.
Except in an emergency, we will aim to provide reasonable notice before entering the property. - Wi-Fi and Utilities
Where Wi-Fi, heating, electricity or other utilities are provided, they are provided for normal residential use.
While we will take reasonable steps to ensure services are available, we cannot guarantee uninterrupted availability where an issue is caused by circumstances outside our reasonable control. - Personal Belongings
Guests are responsible for their own personal belongings during their stay.
We are not responsible for loss, theft or damage to guests’ belongings except where we are legally liable.
Guests should ensure that valuable possessions are appropriately secured and should not leave valuable items unattended. - Problems During Your Stay
If you experience a problem with the property, please contact us as soon as possible so that we have a reasonable opportunity to investigate and resolve it.
We will make reasonable efforts to address reported issues as quickly as practicable. - Our Responsibilities
We will take reasonable steps to ensure that the accommodation is clean, maintained and ready for your arrival.
We will provide the accommodation described in your booking confirmation, subject to circumstances outside our reasonable control. - Circumstances Outside Our Control
We will not be responsible for failure or delay in providing accommodation where this is caused by circumstances beyond our reasonable control, including significant property damage, utility failures, severe weather, government restrictions, emergencies or other unforeseen circumstances.
Where such circumstances affect your booking, we will contact you and discuss the available options. - Liability
Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited under UK law.
Subject to this, we will not be liable for indirect or consequential losses that arise from your stay where such losses are not reasonably foreseeable. - Complaints
If you have a complaint about your stay, please contact us as soon as possible so that we have an opportunity to resolve the issue.
We aim to deal with complaints fairly and promptly. - Privacy
Your personal information will be handled in accordance with our Privacy Policy. - Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
Any disputes will be subject to the jurisdiction of the courts of England and Wales, subject to any applicable consumer rights. - Changes to These Terms
We may update these Terms & Conditions from time to time.
